Building a well-designed home takes an architect, a designer, an engineer, a client, and a dozen trades — and someone has to keep them all pointed in the same direction. That's the part we're good at. On every project, you deal with one person: John. He's your contact from the first budget conversation to the final walkthrough, and he's the one who talks to the subs, so you never have to. Architects and designers tell us the same things over and over — that we communicate, that we keep the schedule, and that we're upfront about what things cost, even when it's not what anyone wants to hear.

We build what you drew. We don't redesign in the field, and we don't improvise around a detail we don't understand — if something is missing from the drawings or doesn't match, you hear about it right away and we work it out together. When a client wants something that isn't on the plans, it goes through a proper change order: we price it with the subs, put the cost and schedule impact in writing, you approve it, the client signs off, and then we build it. Most architects bring us in before the drawings are 100% complete for a rough budget, and we'll get that number within 10–15% of the final so everyone knows early whether the design and the budget agree. Once the set is final, we walk the subs through the project and price it properly.
